Property search and viewings

You can either choose to search our live and up-to-date website as well as register for property updates online; or discuss your property search in detail by calling us and speaking to one of our experienced letting negotiators. You can always do both.

Our letting agents will help you with any enquiries, arrange viewings and escort you to suitable properties that we currently have available.

Making an offer and paying a holding deposit

Once you have found a property that you love, you will need to fill out an application for tenancy. We will take this opportunity to discuss your future tenancy in detail: i.e., the rental value, move in date, tenancy term, furnishings and any other questions that you might have. This is the time to negotiate!

Once this has been agreed with the Landlord you need to pay The Islington Company a holding deposit, which is the equivalent to one week’s rent, together with our administration charges of £260 per property.  At this point The Islington Company will take the property off our lists and the referencing and administration process will start.

References and Administration

The Islington Company uses an external referencing agency in order to establish your suitability to rent a particular property.  The referencing agency will confirm your previous rental and employment history, confirm that you are in a financial position to pay the rent, and establish a credit history. In addition to the above, our staff will verify and take a copy of an ID, ideally a passport or an identity card.

In the meantime, The Islington Company will draw up the Tenancy agreements for the property and all the necessary documentation that you need to in order to move in. 

Signing and Paying

We will send you a draft copy of the Tenancy Agreement and ask you to read it in advance so that any queries are answered in good time. We will then make an appointment for you to come in, sign the agreement and pay the remainder of the balance due.
The balance can be settled by either bankers draft (made payable to The Islington Company) or by bank transfer.  Funds must have cleared in our account at least 48 hours before moving in date.

Moving In

On the day of your move you will either meet a check-in clerk or collect the keys from the relevant office. Up on moving in you will need to contact all the utility providers and your local council to set up accounts in your name. You will also receive a professional inventory that you will need to review sign and return to the specified address.
