To a lot of first-time tenants or even landlords the words ‘professional cleaning’ or ‘end of tenancy cleaning’ have almost a certain mythical aura about them. The truth is that anyone can perform a professional clean. However it is also worth noting that it's different from ‘domestic cleaning’.
End of tenancy cleaning is better left to professionals for one simple reason: it will probably take you twice as long. A professional cleaning company would generally use cleaning products that are not available on supermarket shelves. Given that a full professional clean of an average one or two bedroom flat will take approximately four hours, do you really want to scrub, dust, and polish the entire day?

Both landlords and tenants must consider, that if you miss something, and the other party or a professional inventory clerk fails to recognise your DIY cleaning as a ‘professional cleaning’, be wary that a chargeable professional clean might be booked at the last minute. This is more of a risk to the tenant who is leaving as the money will usually be taken out of the deposit. Furthermore, they will be unable to control the incurred costs.

Landlords should be aware that if they did not have their property professionally cleaned for the move in, they should not expect the property to be cleaned at the check out. Hence, more time might be needed between a check out and a new tenant moving in, potentially losing you valuable rent. It is also not a plausible footing to start a new landlord-tenant relationship and is likely to cause rifts right at the start of a brand new tenancy.
