The fundamental criteria of any property purchase is its ‘liquidity value’ i.e. how easy it is to sell it if things don’t go to plan.

Your reasons for buying will be similar to those of other investors and therefore location is all too important; closeness to the amenities and transport links are the crucial factors.

Prospective tenants will consider the same factors when choosing a rental property. Juzar says: don’t be taken in by your own preferences, and stick to those reasons which would make the tenants want to pay a premium rent for your property.

Period character, open spaces, roof terraces, additional bathrooms, extra WC’s all prove to be winning points in the eyes of renters. Therefore, if there is scope to incorporate any of these into the property, you will be ahead of the game.

Juzar Jeevanjee has been a mortgage broker for over twenty years; and his knowledge and network of contacts in the mortgage industry has helped him build on his success. However, you don’t have to be a mortgage broker to do extremely well in the buy-to-let market.

One criticism of his clients is that they don’t always look at the bigger picture; spending precious time shopping around to save on rates and applying to lenders where the criteria are so hard to meet that the delays result in investors losing out on the deal altogether".

The real returns are on capital growth, and even in these difficult times profits are to be made; as the demand from tenants is surging ahead.
